HOS Realty Management: Service Fees & Cost

True cooperation requires total honesty.

Management Fee on a Monthly Basis

For accounts with less than eight properties, the rate is 10%; for accounts with eight or more properties, the rate is 8%. Please do not hesitate to contact us for individual rates on High-Value Residential or Commercial property management.

Fee for Vacant Property

There will be no fines if your property remains unoccupied. Our property management fee, in particular, is only collected if we successfully secure a tenant for your home, and it is incurred only when the tenant begins paying rent.

Inspections every three months

Included

Placement of a New Tenant

If your property is vacant and has to be advertised on the MLS, the leasing cost will be one month’s rent. Alternatively, if we find a tenant without the assistance of a participating broker, we will lower our cost to half a month’s rent.

We will only collect our property management fee if your property is occupied by a renter. There are no setup costs.

Furthermore, when it comes to lease renewals, there are no fees. Whether your tenant requests a one-year or five-year lease extension, we will handle all of the paperwork, including lease drafting, at no cost to you.

Evictions

Our commitment: Payment is guaranteed for the first six months. If a tenant fails to pay their rent within this time frame, we will pay the eviction filing fee and find you a new tenant at no cost to you. We have complete faith in our thorough renter background screening.

With over 350 properties under our administration, we only handle 1-2 evictions per year on average. When necessary, we work with a specialized eviction attorney who offers us lower costs, which we pass on to our clients. You can rest certain that all fees are paid directly to the attorney, not to us.

Preventative maintenance, regular maintenance, and renovations

We will supply you with a range of highly competitive estimates from our network of carefully selected contractors and vendors with whom we have an ongoing relationship.

You always have control over who you hire and how much money you spend.

We will provide our best recommendations and manage all of the complexities of scheduling, managing, and evaluating third-party services.

Fees for one-time setup

To add new clients to our system, we do not charge any setup fees.

Legal Assistance

All written notices, three-day notices, notarized documents, and other normal legal services are covered.

We will give you with a selection of discounted rates from our partner attorneys for in-depth legal assistance, such as evictions.
